A market shaped by one night

The Memorial Day tornado outbreak in May 2019 cut through the Dayton area and reset the roofing landscape here. A very large number of homes were re-roofed in a compressed window under enormous contractor demand, and the quality of that work varied widely. We are now at the point where those installations are old enough to show which ones were done right. If your roof went on in 2019 or 2020 and you have never had it looked at, it is worth an inspection.

Older housing, steeper pitches

Dayton neighborhoods carry a lot of early and mid-century housing with steeper pitch, cut-up roof planes and original decking. Plank decking with gaps wider than modern fastener requirements allow is common, and it changes the scope. A bid that does not account for deck condition on a 1920s Dayton home is a bid that will change once the tear-off starts.

Re-roofing requirements and layer limits are administered locally, and Montgomery County jurisdictions have their own re-roofing policy. We pull permits under our license and coordinate inspection with the authority having jurisdiction rather than leaving that to the homeowner.
