Prep is the job

Wash, scrape, sand, prime bare substrate, caulk the right joints and leave the wrong ones open. Paint applied over chalking or failing coating fails at the same rate as what is underneath it, regardless of what is in the can.

Temperature and timing

Most exterior coatings have a minimum application and cure temperature, including overnight lows. Late-season painting that ignores the overnight number fails the following spring.
