Any contractor giving you a firm number over the phone without seeing the roof is guessing, and the number will change. We measure and give you a written line-itemed scope so you can see exactly what drives the price.

Architectural asphalt shingles are commonly rated 25 to 30 years, but actual service life in Ohio depends far more on attic ventilation than on the shingle. A well ventilated roof reaches its rating. A poorly ventilated one frequently does not make it two thirds of the way.

Repair is right when the roof has meaningful life left and the failure is isolated, such as a single storm-damaged slope or a flashing detail. Replacement is right when the field of the roof is at end of life, when there are multiple existing layers, or when repair costs are approaching a meaningful fraction of replacement. We will tell you which one you have.

Insurance covers sudden accidental damage such as hail and wind. It does not cover wear, age or deferred maintenance. Whether your specific loss is covered depends on your policy and the damage present, which is why we document first and advise second.

Most residential roof replacements are one day on the roof. Steeper, larger or more complex homes run two to three. Siding and deck projects are typically several days to a week or more depending on scope.

We tarp and protect landscaping, use plywood over sensitive drive surfaces where needed, and run a magnet over the property for nails at the end of each day and again at completion. If we damage something, we fix it.

Any contractor can buy and install GAF shingles. Master Elite is a certification GAF grants to a small percentage of contractors, and it is what permits us to write the GAF System Plus and Golden Pledge Limited Warranty. Without it, a contractor simply cannot offer those, regardless of what their proposal implies.
